Gas piping inspections: What renters and buyers in NYC need to know

What buildings must be inspected?

New York City law mandates regular gas piping inspections for most buildings. This includes

However, single-family homes and two-family dwellings are generally exempt from these requirements. The inspections are required at least once every four years, with the specific year determined by the Community District where the building is located.

Steps for a gas inspection

The inspection process begins with hiring a Licensed Master Plumber (LMP). The Department of Buildings certified these professionals to perform plumbing work in New York City. Verifying the LMP’s credentials and checking for any disciplinary actions before hiring them is wise.

The LMP will thoroughly examine the building’s gas piping system, looking for

  • corrosion
  • safety hazards

After the inspection, they must provide a detailed report within 30 days. Property owners then have 60 days to submit a certification to the Department of Buildings, confirming the inspection results.

Compliance and penalties

If the inspection reveals any problems in the building, property owners must address them promptly. Depending on the severity of the issues, owners have between 120 and 180 days to correct them and submit proof of remediation.

Failing to meet these deadlines or neglecting to file the required certifications can result in substantial fines. The city may impose penalties of up to $5,000 for non-compliance, making it financially risky to ignore these regulations.

In addition to regular inspections, New York is implementing new rules regarding gas alarms. By May 2025, all apartment units, hotel rooms and certain smaller residential properties will be required to install natural gas detectors.
